History In June of 1846, Eugene F. Skinner and his family founded a settlement on the banks of the Willamette River in Oregon's lush Willamette Valley. In those early days, some called the settlement "Skinner's Mud Hole." Did they ever lack vision! In 1851, the Territorial Legislature established Lane County, with Skinner's settlement recognized as its center. And eleven years later, in 1862, the settlement traded Skinner's last name for his first, becoming officially incorporated as Eugene, Oregon.

We're Well-placed and Growing In addition to being the Lane County seat, Eugene/ Springfield has grown to become Oregon's second largest metropolitan area. Nestled on the west side of the I-5 corridor, which links Canada and Mexico with every major West Coast City, Eugene is one hundred and ten miles south of Portland and one hundred and ninety-three miles north of the California border. The Pacific Ocean is only sixty miles to the west, the Cascade Mountains the same distance east.
Our neighbor to the east, just a stone's throw across I-5, is Springfield - a thriving city of 55,000 and gateway to the valley's magnificent McKenzie River.

We are the second largest market in Oregon, the fourth largest in the Pacific Northwest!

An important part of buying a house is sitting down with your real estate agent or a mortgage lender to get a clear idea of how much you can afford. They will add up all of your monthly expenses, the mortgage payment, insurance, real estate taxes, homeowners or condo association fees--and the grand total can throw you into shock!
The important thing to remember is that the grand total isn't really the bottom line. When you add your tax savings to the equation, you may be pleasantly surprised. During the early years of your loan, almost all of the mortgage can be deducted from your state and federal income tax. The same is true of your real estate taxes. If you use part of your house as a home office, you may be able to qualify for additional tax savings. In some areas, homes with ground floor apartments are popular for offsetting part of the mortgage and offering even more tax savings.
When you make calculations about the monthly costs that include the tax savings, you may find that owning your own home is less expensive than renting a house or apartment of comparable size.
